What goes into a payment?
Your total monthly cost includes your base home loan payment, plus taxes and insurance.
Because your down payment is less than 20%, you will likely have to pay Extra Monthly Insurance every month until you pay off more of your loan.
Your lender will hold the extra money for your taxes and insurance in a holding account, and they will automatically pay those bills for you when they are due.
Where do I find these numbers?

Do not rely strictly on popular search websites or previous tax records. When a home is sold, the local government recalculates its tax value. Look up the local government's website to estimate taxes based on your expected purchase price, not what the current owner pays.
Homeowners Insurance
Insurance rates vary wildly based on the age of the roof, the home's location, and your coverage limits. The most accurate way to estimate this is to call a local insurance broker and ask for a quote on a specific property address.
Community/HOA Fees
If the home is in a community with a Homeowners Association (HOA), these mandatory fees are almost always listed on the home's online listing. Ask your real estate agent to verify the exact recurring fee and if there are any upcoming extra charges.
